To aid your search, we created the distressed property list containing a selection of properties for sale across the the UK flagged by our unique search algorithm as being distressed and having potential to be purchased at a discount.
As property investors ourselves, we employ a wide range of strategies to ensure that we get sight of the very best property deals. These approaches cover the usual relationship building exercises with agents, searching online across the major portals, direct to vendor (DTV) , auctions and individual property sourcers. However, in recent years we have had increasing amounts of success with more sophisticated approaches that apply cutting edge data mining and machine learning techniques to the vast amounts of property data available online.
What does the list look like?
The list is compiled daily and contains new to market as well as existing property for sale across the UK. Each property in the list is categorised by location along with summary details and a direct link to the online listing for full details and quick follow up with the agent. How the list can help?
The first step of sourcing a property bargain can be very time consuming. Typically, you start by searching across multiple online portals (Rightmove, Zoopla etc) or making contact with various agents before going over listing descriptions and images for clues as to whether a property has BMV purchase potential.
The actual task of searching for a deal often goes something like this, you open multiple browser windows for each of the online property portals (Rightmove, Zoopla, Gumtree etc), run the same search on each dealing with the intricacies of each website’s search and filter requirements. You then scroll through each of the website result lists, clicking through numerous pages on some before eventually clicking though to those that show promise. What about the ones that the agent doesn’t really want you to find or those that are poorly worded or photographed which elude your well trained eye?
Eventually, you then shortlist the properties with potential i.e. those that appear to be in need of work or have the hallmarks of a repossession, assuming your have been successful in noting down or keeping open those pages of interest. Next, you might whittle down this list to those worthy of making a booking to view. At the same time or after the viewing you might start to think about angles for negotiations and the eventual offer.
Conducting these steps on a daily or even weekly basis can take some time especially over multiple locations and multiple websites. How can you be confident that you haven’t overlooked a bargain property?
The upfront work that has gone into the initial identification and shortlisting of the target properties is often forgotten about once the viewing is booked or you have concluded that there are no deals to be had today! But these are hours that could have been better spent or at least been more focused.
Wouldn’t it be useful if you could ‘skip’ over these initial steps and go straight to shortlisting and booking the viewing?
